   Finding suitable tenants for your own property can be a burdensome, difficult task. We help hundreds of Western New York property owners find qualified, referenced tenants for their available apartments. We can provide you with our own extensive list of owners who have been 100% satisfied with our service and use us to rent their properties again and again. Our rental specialists can provide you with a basic tenant placement service which would include every facet of getting your property rented:

We provide this full rental service for the fee of one month's rent.
    Our expertise also allows the property owner to be completely hands-off in the rental process with a full service Property Management option. This is includes:
Leasing Units
  •  Advertise rentals

  • Select tenants with owner approval
  • Accept initial rents and deposits
  • Negotiate rental leases
  • Sign leases and sign property condition checklist          
Rent Collection
  • Collect rents when due
  • Sign and send rent receipts
  • Maintain rent-collection records
  • Collect late rents and charges
  • Inform Owner of late rents
  • Prepare late rent notices
  • Serve late rent, pay or quit, and unlawful detainer notices
  • Serve rent increase and tenancy termination notices
  • Deposit rent collections in bank
Property Turnover
  • Inspect unit upon tenant move-out          
  • Inspect unit upon tenant move-in
  • Supervise general cleaning of unit upon tenant move-out                                               
  • Supervise cleaning of floors, carpets and rugs, kitchen cabinets, countertops, sinks, stove, oven and refrigerator.               
  • Paint walls, baseboards, ceilings, lights and built-in shelves if needed.           
  • Order the cleaning of bathtubs, showers, toilets and plumbing fixtures           
  • Order needed additional repair of doors, windows, window coverings, and mini-blinds            
Repairs (arranging for repairs for the following issues)
  • Accept tenant complaints and repair requests
  • Inform Owner of maintenance and repair needs
  •  Plumbing stoppages
  • Faucet leaks/washer replacement
  • Toilet repairs
  •  Appliance repair
  • Light switch and outlet repair/replacement
  •  Heater thermostat repair
  • Window repair/replacement
  • Key replacement
  • Handle all other routine maintenance and repairs
  • Coordinate repairs with contractors if needed (with owner approval for jobs more than $500.00)
Maintenance
  • Provide monthly report/invoices of paid maintenance and repair to OWNER for reimbursement
  •  Give rental violation notices when applicable
  •  Order the cleaning of hallways and entryways and other common areas
  • Replace light bulbs in common areas
  • Order the cleaning of stairs, decks, patios, façades and sidewalks
  • Lawn care, trim bushes and rake leaves
  • Order the cleaning of garbage and debris on grounds
